ABOUT US
TETRIS. A concept apartment situated in the heart of Semenyih, Selangor offers both elements of comfort and creativity. Amid its planning stages, many associated its façade with the classic video game ‘TETRIS’. The development consists of three blocks of four-storey student accommodation on a 3.013 acres site – conveniently situated amidst a lake garden and an existing clubhouse.
As its name suggests the individual suites are arranged in various configurations similar to the blocks in the well-known puzzle. At its doorstep, one shall be greeted with an abundance of greenery and open spaces for relaxation.
Each block is split down the middle by an open linear courtyard – serving as “communal nodes” whereby one can comfortably interact and socialize. Additionally, practicality and aesthetics come together harmoniously with the inclusion of light weight metal roofs that promote natural cooling throughout each block.
Tetris Apartments are purpose built apartments created for off-campus accommodation for Malaysia’s Nottingham University students. The development includes both furnished studio and duplex units spread across three blocks. With a range of facilities and green open spaces within a hands reach, Tetris aims to bring together an environment conducive for both work and play.

RENTAL TERMS & CONDITIONS
TERMS
1. To confirm your booking for accommodation all students have to pay:
· Two (2) months rental deposit, which is refundable on leaving the accommodation at the end of your stay. (Deposit CANNOT be used to offset monthly rental).
· One (1) month rental in advance.
· Damage and Utilities deposit RM300.00 for Single unit and Duplex unit RM800.00.
· RM50 for Keys Deposit (refundable) and RM50 for Access card (non refundable)
2. Rentals must be paid by the 7th of each calendar month. A Five percent (5%) administration fee will be charged for late payment.
3. Your Rental Tenancy shall commence from the date you check in for the month. Please note that you are committed to fulfill your Tenancy Period. If you decide to shift out earlier, ALL RENTAL DEPOSITS WILL BE FORFEITED.
4. Rental exclude utilities (electricity & water bills). There is a separate individual electrical and water meter for each unit.
5. We provide daily cleaning of the common areas in your apartments and any requests for cleaning individual units are charged a fee.
6. Students are entitled to use the facilities at the Semenyih Lake Country Club during their tenancy period. Facilities include: gymnasium, futsal courts, swimming pool, gazebos, laundry room and cafeteria. Other facilities include a karaoke room and pool & foosball tables which will be charged a fee upon utilisation.
7. We provide Free Wifi at Tetris, however telephone connections are to be applied for by the students themselves.
PAYMENT
In order to confirm and guarantee your place, full payment of the above MUST be received before your arrival. Payment must be made by crossed cheques or bank transfer

OVERSEAS STUDENTS
If you are an overseas student, please convert the amount to USD, GBP, EUR or SGD and send by TT - do not send bank drafts. Kindly bear in mind that all bank charges, both local and overseas charges, have to be borne by the student.
Any shortfall or excess in the fees due to conversion will be taken up in your account and you will be notified to pay if there is a shortfall or excess to carry forward for future use.

How does the program work:
You provide us with the name and contact information of someone who you know would be interested in any of our Studio/Duplex units to rent (Email/Whatsapp)
We will contact the potential student and answer any questions they might have regarding our student accommodation
If the person(s) rents any of our Studio/Duplex units under the respective Nine (9) or Twelve (12) months tenancy periods, you will become eligible for prizes (see Terms and Conditions for details)

TERMS & CONDITIONS
Tetris Apartments Student Referral Program
1. This Student Referral Program is open to all existing, past and future tenants of Tetris Apartments and acts as a tool to recognise and reward students who are helping to promote the above said accommodation
2. New Tenant(s) are to take full term tenancy, nine (9) or twelve (12) months and respective prizes are only on offer in respect of referrals leading to new bookings for the 2024/25 academic year only until further notice.
a) The New Tenant(s) are to make full deposit payment(s) and check in before 31/10/24 before you are entitled to your respective prize
b) Referral(s) will be recognised if the Referred Student (New Tenant) indicates and confirms to BTS TwinTrees Sdn Bhd in writing that he/she was introduced by that person by signing an official document provided by management. The Referred Student must explicitly outline the Referrer’s name, unit number (if applicable) and contact details (email/phone number).
c) Upon receipt of the signed document from the Referred Student (New Tenant), BTS Twin Trees Sdn Bhd will verify the Referrer’s eligibility to claim their prize.
3. Claiming the Prize:
a) BTS TwinTrees Sdn Bhd will notify the Referrer(s) via Email/Mobile to indicate eligibility to claim their respective prize.
b) The Successful Referrer(s) can collect his/her prize directly from the Accommodation Site Office located at Tetris Apartments 3, Jalan TTS 1/1, Taman Tasik Semenyih, 43500 Semenyih, Selangor, Malaysia. Furthermore, sign-off upon collection will be required.
c) All Successful Referrer(s) may collect their respective prizes after notification from BTS TwinTrees Sdn Bhd
d) Please kindly give up to one (1) month after the closing date to claim your prize at the accommodation office.
e) In the event that the indicated prize(s) are unavailable, the management of BTS TwinTrees Sdn Bhd will use its discretion to replace the abovementioned prize(s) with an alternative of similar or equivalent value.
4. The closing date for the Student Referral Program is 31/10/24 (31st October 2024)
5. Applicants shall be deemed to have accepted these Terms and Conditions.

HOW DO I GET TO CAMPUS?
Shuttle buses are provided by the university. First bus arrives at 8:30am; 9am and thereafter, buses arrive at hourly intervals.
Furthermore, there is a pedestrian bridge connecting Taman Tasik Semenyih to the North Entrance of the University (Approximately an 800 metre walk from Tetris Apartments)
WHAT ARE THE AVAILABLE PUBLIC TRANSPORT MODES TO TOWN/KL?
Grab car services / Shuttle buses to Kajang train station / Train to KL Sentral
WHERE CAN I FIND FOOD AND CONVENIENCE STORES?
A cafeteria is available in our clubhouse and TTS has shops (400m approx)

ARE UTILITIES INCLUDED IN THE RENTAL?
Utilities are not included in the rental. There are separate individual meters for both electricity and water. Electricity usage according to TNB individual meter billing and water according to individual meter reading by Tetris. (Bulk meter by Syabas)
The management will settle TNB and water bills first and subsequently in the following month we will charge tenants together with rental payment.

DO YOU PROVIDE UNIT CLEANING?
Yes - for Single Studio we charge RM20 per visit and for Duplex RM50 per visit
MY PARENTS ARE VISITING ME, CAN I RENT A UNIT FOR A SHORT DURATION?
For visiting parents, we are able to accommodate them at our Guest Duplex unit furnished with 4 beds, bedsheets, and blankets. Additionally, cushions and a TV are provided in the living room. Please do kindly email or call us for inquiries on our daily rates
CAN I SHARE MY SINGLE STUDIO / DUPLEX WITH ANOTHER FRIEND?
We allow sharing. An extra bed is charged at RM200 per month for Single Studio units and RM100 per month for Duplex units
HOW DO I MAKE MONTHLY RENTAL PAYMENT?
You may settle payment in our Tetris office (open from 9am - 5pm).

HOW DO I SECURE A UNIT FOR MY NEW SEMESTER?
For International Students, we prefer them to pay a full deposit transferred by TT in USD or GBP.
For Local Students, they can pay a (1) month rental booking fee and balance deposit before they can move-in.
HOW DO I CONNECT TO THE WIFI?
Upon full registration, students should inquire for the Wifi password at the Tetris office on site. Each block has its own designated Wifi router with speeds of up to 100Mbps
WHERE ARE THE CLOSEST ATMS AND BANKS?
There are 2 ATMs - Maybank and Affin Bank located at Block H, the Student Association Building at the Nottingham University Malaysian Campus.
Furthermore, there are branches of local and international banks in Semenyih and Kajang including: Maybank, Ambank, Public Bank, Hong Leong Bank, HSBC, Standard Chartered and Affin Bank
